What aircon servicing costs in Singapore and what changes the price
By Jacky Lee, Editor · Updated 2026-09-14
Servicing is the most searched aircon job in Singapore, and the price you see online is rarely the price you pay. This guide explains the ranges we found, what pushes a quote around, and how to compare two quotes properly.
All figures below come from prices published on contractor websites and amounts mentioned by reviewers in the Yishun listings we scanned. They are snapshots, not a price list, and they change. Treat them as a sanity check for the quote in your hand.
Typical price ranges per unit
| Job | Range seen in Yishun listings | Notes |
|---|---|---|
| General servicing, 1 unit | about $35 to $70 | Highest per-unit rate |
| General servicing, 4 or more units | about $16 to $30 per unit | Bulk pricing |
| Yearly contract, per visit | about $22 to $45 per unit | Usually 3 to 4 visits a year |
| Chemical wash, per unit | about $80 to $150 | Some quotes run higher for larger or older units |
| Chemical overhaul, first unit | about $130 to $150 | Additional units are often cheaper |
The spread is wide because the jobs are not identical. A “service” at one company may include a drain flush and a gas pressure check, while another stops at filters and a rinse. If you are unsure what each job involves, ask the contractor to describe the difference between a general service, a chemical wash and a chemical overhaul before you pick one.
What moves the price
Number of units. This is the biggest lever. Almost every contractor discounts per unit as the count goes up, so a four-room HDB flat with three units gets a better rate than a studio with one.
Unit type. Wall-mounted split units are the baseline. Ceiling-mounted cassettes, ducted systems and units mounted high on a wall need more time, ladders or extra hands.
Condition. A unit that was last serviced two years ago takes longer than one serviced every quarter. Some contractors quote a base price and add a surcharge once they see the state of the coil.
Access. Outdoor condensers on an A/C ledge are straightforward. Units that need a long ladder or a lift to reach may cost more.
Timing. Weekend and same-day slots can carry a premium.

How to compare two quotes
Price per unit alone can mislead. Ask each contractor the same four questions:
- What exactly is included in the service (filters, coil, drain, outdoor unit, gas pressure check)?
- Is the price per unit or per visit, and is GST included?
- Is there a minimum number of units or a callout fee?
- What happens if a problem shows up during the service, and who approves extra charges?
Reviewers in the corpus often praise pricing they describe as fair, and several mention honest advice without pressure to buy extras. The complaints go the other way: a chemical wash suggested before any troubleshooting, or extra charges for parts that were not discussed first. A written quote that lists inclusions protects you from both.
Contracts: read the visit schedule
A yearly contract looks cheap per visit, but the value is in the schedule. One reviewer reported a contractor who went quiet after the first service of a yearly plan. Before you pay, confirm how many visits are included, how they are booked, and whether the fee is paid upfront or per visit.
Where to find contractors to quote
Get at least two or three quotes for the same scope. You can browse the aircon servicing and cleaning contractors in Yishun and compare how each is rated. Our scoring method explains how ratings are built from public reviews, and the home page shows the full directory.
Mistakes that make servicing cost more
Skipping visits is the usual one. A unit left for two years takes longer to clean and is more likely to need a chemical wash or a drain repair on top. Another is booking a single unit at a time over several weeks and paying the highest per-unit rate each time, when booking all units together is usually cheaper.
The third is accepting an add-on without asking what it fixes. If a technician recommends something beyond the booked service, ask what symptom it addresses and what happens if you wait.
A quick budgeting rule
For a typical three-unit flat, the listings we scanned put a one-off general service at roughly $60 to $130 in total, with a chemical wash on all units costing several times that. If a quote is far below this range, ask what is left out. If it is far above, ask what is driving it.
Common questions
- How much does a general aircon service cost per unit?
- In the business websites and reviews we scanned for Yishun, one-off general servicing for a single unit mostly sits between about $35 and $70. Prices drop per unit as you add more units, and some contractors advertise rates from roughly $16 to $30 a unit at higher unit counts.
- Why is my quote higher than the advertised price?
- Advertised prices are usually the lowest tier: several units, standard wall-mounted split systems, easy access. A single unit, a ceiling cassette, a high wall or a unit that has not been serviced for years can push the quote up.
- Is a yearly servicing contract cheaper?
- Per visit, usually yes. Contract rates in the listings we reviewed are often $22 to $45 a unit per visit, against $35 to $70 for a one-off. Whether it saves money depends on whether the visits actually happen, so read the terms.
- Do I pay extra for parts or gas?
- Yes, normally. General servicing covers cleaning and checks. Gas top-ups, sensors, capacitors and other parts are quoted separately, so ask for the price before the work starts.
